N5 is the renovation of the Lighthouse Parking Garage, a five-story parking structure on a 1.5-acre site. The project includes converting the ground level to 16,000 square feet of retail space, repurposing the upper levels to provide additional parking, and revitalizing the building exterior to support the enhanced public realm and adjacent retail corridor. The N5 parcel will be integral to the mixed-use, phased Pearl Square development by providing improved parking options for the area, as well as additional retail.

Pearl Square is a seven-block development nestled in the heart of Downtown Jacksonville’s North Core neighborhood, featuring more than 1,250 new residential units, a boutique hotel, approximately 200,000 square feet of retail space, and more than an acre of vibrant new public spaces, including parks, widened sidewalks, and a signature curbless festival street.
